The Mortgage Fitness Score and any indicative borrowing, affordability or readiness figures shown on the site are based on the information you provide and on general assumptions. They are intended as guidance to help you understand your position and prepare for a conversation with an adviser. They are not mortgage advice, a mortgage offer, an agreement in principle or a guarantee that any lender will lend to you.

Mortgage decisions are made by lenders based on their own criteria, affordability assessments and credit checks. Nothing on this site guarantees that you will be approved for a mortgage or offered any particular product, rate or amount.

When you book an appointment, you agree to provide accurate information and to attend at the time you booked. Appointments can be rescheduled or cancelled using the secure link in your confirmation email. Any mortgage advice will be provided by a qualified adviser after a full fact-find and is subject to that adviser's own engagement terms, regulatory status and any applicable fees, which they will disclose to you directly.
